What to expect when moving and setting up a mobile home?

Boscaglia Properties, LLC wants you to know we appreciate your business and we look forward to working with you through the movement and set up of your home. Please keep in mind things will go wrong and there will be delays due to weather, contractors, inspections etc…

    Review each statement and then initial below it to confirm:

    From the time your new home is delivered it could take 30-60 days to install. We do our best to shorten this time but due to inclement weather, equipment failures, manpower and material shortages we can not guarantee the completion date. Please plan accordingly.

    The homeowner is responsible to mark the desired location of the home with flags at the four corners. The installer will do their best to place it in that location. Once the home is set there will be an additional charge to move the home.

    It is the homeowners responsible to have any and all utilities marked prior the home being installed.

    If any unmarked utilities, septic tanks and or septic fields are hit or damaged the home owner assumes all financial responsibility.

    When hooking up to an existing septic tank. We are not responsible for the functioning of the tank or the pipe leading to and entering into the tank. We only assume responsibility from our new connection to the home.

    We do not make the connection into or inside of a septic tank. This can be done under certain conditions for an additional charge.

    We recommend any home with skirting over 48” high have a pressure treated wooden frame built behind it. This is an additional charge.

    Once the skirting is in place we are not responsible for it being damage or pushed in or out by wind, rain or any natural occurrences.

    The homeowner is responsible for any damage to the home caused by low hanging branches or the driveway to the site being narrow.

    The homeowner is responsible for any damage done to their ground or adjoining neighbors ground by installing the home. Not limited to ruts, damage to grass and plants, cracked asphalt or concrete driveways.

    Any utilities more than 10 ft from the home will be an additional charge.

    We are not responsible for the proper functioning of the homeowners water system.

    The homeowner is responsible for proper drainage around the home.

    Homeowner is responsible to cover up the electrical trenches after the home passes inspection.

    Please check with us before scheduling your inspection to ensure we are ? complete.

    If your home fails inspection notify us immediately with the deficiency or deficiencies so we can make the needed corrections.

    Please notify us of any and all concerns during the installation process. Allow us to address your concerns first before contacting the dealer.

    Small holes in vinyl siding from transport signage and equipment will be filled with clear caulk.

    Homeowner may need to be present with tree branch trimming equipment.

    Homeowners are responsible to let installers know of any and all utilities under and around the home and are also responsible to have them properly marked. Any unmarked utilities that are hit or damaged will be the homeowners responsible.

    The homeowner is responsible to pay for any additional equipment (platypus/translift) necessary to make the turns onto or before the property due to sharp turns, narrow driveways, trees, ditches, etc. The charge is $500 for the additional equipment.

    The homeowner must be present on the day the home is delivered/drop shipped from the sales center or factory in order to approve final placement of the home. As much notice as possible will be given but as little as 24hrs notice can be given.

    The homeowner is responsible to pay for any additional blocking (over 48”) required to set the home level due to the slope of the lot. This additional charge can range from $300 to $900.

    I, the homeowner, understands and takes full responsibility for all of the above mentioned items and will hold harmless Boscaglia Properties, LLC. Further, it is agreed that any additional fees/costs that arise from the above listed items during set up and/or movement of the home will be paid in full by the Homeowner.
